Buying a residential investment property can be the easy part of property investment. Once you've decided on a house to buy, and if needed, have refurbished it in order to draw the maximum rent, have a think to yourself - are you ready for the trials and tribulations of tenancy?

The entire process of tenanting a house can be a very tasking ordeal. Firstly, you must find and screen tenants, to make sure you don't get a group of hooligans that will burn your prized investment down.  This can best as simple as a reliable family landing on your doorstep, but more likely you'll need to commit hours of your time to showing potential tenants through your property, and then putting them through a screening process involving interviews, reference calls and so on.

Finding a tenant is just step one. Landlords must then handle all contracts and administration, monies, inspections, maintenance, the list goes on. Sound like a bit much?   • On selection of tenants, all signing of agreements and contacts will be completed, and rent in advance, bond, and any other monies will be collected. The bond, to be returned to the tenant on end of lease (if and when the property is left in the same condition as on arrival), will be lodged with Housing New Zealand.  
  • The property management company will then ensure rent is collected on an agreed basis, and will issue notice and take the appropriate steps if required if rent is unpaid. They will regularly deposit the rent revenue into you as the landlord's account, minus the property management percentage fee.
  • Inspect the property on a habitual basis, to ensure the tenants are caring for it as agreed, and keeping it to a reasonable condition. If maintenance is needed, the property management company will organise this, and ensure the your set budget for maintenance is not exceeded. If repairs are needed because of tenant fault, remuneration from the tenant will be collected.
  • Source gardeners, lawn mowing services and other necessary service providers for regular upkeep of the property.
  • If serious problems leading to eviction arise, the property management company will see this through, and if necessary, appear in the landlords place at a Tenacy Tribunal hearing to reclaim any unpaid rent or compensation for damages.
  • If and when tenants decide to leave the property for one reason or another, upon the end of the lease the property management company will organise final inspections, refund of bonds with Housing New Zealand, and will re-advertise the property to again ensure the shortest vacancy period between tenants.

Indeed, doing all of this yourself can be a tasking and strenuous commitment, and property management companies are dedicated and experienced in handling every aspect of your leasing property management.
